The Opportunity

You've outgrown the brochure. Let's make the website do that work — and win you the AI search era.

Turton already has a site you love and that's earning referrals. The next step isn't a redesign — it's adding capability. Today, your best content lives inside PDFs and hand-built offering memorandums: time-intensive to produce and invisible to search engines and AI. This platform moves that value onto the site itself, where it works for you around the clock.

End the brochure grind

Every listing currently means a custom offering memorandum — hours of layout, copy and design, per property. We move that content onto the property page and let the site generate the brochure for you, on demand.

Get found by AI

A growing share of buyers and tenants now start with AI, not a search bar. Content buried in PDFs is invisible to them. We restructure your content and add the schema, signals and search experience that get Turton cited in the answer.

What We'll Build

Seven tools. Each one solves a specific thing you asked for.

Every capability below is modular — take the full platform, start with the essentials, or choose à la carte. The two newest tools, added July 17 in direct response to your July 1 notes, are marked NEW. Pricing is in the Investment section.

Smart Property Pages

Every listing becomes its own self-contained presentation — and the manual offering memorandum retires for good.
$1,800per template
  • Tabbed sections beneath the photography — Opportunity, Floor Plan, Economic, and more
  • Inline PDF viewers so site plans and flyers display in-page, no downloads
  • Matterport 3D tour embedding for any listing
  • One unified, on-brand style across every property — no more bespoke per-listing design
  • Per-property toggles: new listings adopt it automatically; existing & closed listings stay untouched
  • Structured, crawlable content built to be read by search engines and AI
The result: a polished, complete listing presentation that lives on your site instead of in a PDF — and that you never have to lay out by hand again.

One-Click Brochure Generator

The button that ends the brochure-making grind — your memorandum builds itself.
$1,800one-time
  • A "Generate Brochure" button that compiles the property page into a polished, branded PDF on demand
  • Automatic broker header, footer and contact block on every export
  • Pulls live from the page — update the listing once, the brochure is always current
  • Consistent, on-brand output every time, with zero design work per listing
The result: reclaim the hours your team spends building a memorandum for every listing — a downloadable brochure is now a single click.

Interactive Markets Map

A living market-intelligence map that shows prospects exactly why a submarket matters — intelligence only Turton has.
$3,500one-time
  • One master, zoomable map of your markets and submarkets, rebuilt from scratch
  • Hand-traced market & submarket boundaries you can toggle on and off — Downtown, Midtown, East Sac, Citrus Heights, Roseville and beyond
  • ~5 expandable categories of map points: developments, landmarks, events
  • Rich custom call-outs — e.g. a 225-unit development delivering Q1 2027, or an event drawing 5,000 people weekly
  • Optional outbound links from points to external development pages
  • A self-serve admin so your team adds and edits markets and points — no code required
  • NEW: every market & submarket outline now clicks through to its own dedicated page — see Market & Submarket Pages below
The result: a standout, ownable asset that surfaces what Google's map can't, and positions Turton as the authority on every market you serve.

Media Hub & Grid Blog

Free years of thought-leadership from static PDFs so clients, search and AI can finally find it.
$1,800per template
  • A new "Media" hub in your navigation, nesting News (kept exactly as-is), the new Grid Blog, and the new Social Media section below
  • Conversion of your Grid Magazine library from static PDFs into a modern, searchable editorial blog
  • Rich post format: multiple images, embedded video, and a button to attach the original designed PDF
  • A distinct editorial design that stands on its own — not a copy of the News section
The result: the content you already produced becomes a discoverable, compounding library — exactly the kind of in-depth material AI engines like to cite.

AI Discoverability Pack

Be the firm AI recommends — and look the part to every prospective client who lands on the site.
$1,500one-time
  • Structured data / schema across listings and articles so AI engines understand your content
  • Site architecture tuned for AI readability and citation
  • Deep, detail-rich content layers that satisfy AI without cluttering the page for human visitors
  • An AI-style search experience on the Properties page — smart keyword + filtering, like the best booking sites
The result: as search shifts to AI, Turton shows up in the answer instead of being skipped — and signals to prospects that you're ahead of the market.

Added July 17 — the two items from your July 1 notesNew

After reviewing the proposal, you flagged two things: the Social Media section under the Media Hub, and individual market / submarket pages reachable from the map — "descriptions, data, photos, video etc., separate from the hover-over features." Both are now scoped and priced below, exactly as requested.

Social Media SectionNew

The third pillar of your Media Hub — your social presence, curated and living on your own site.
$1,500one-time
  • A dedicated Social Media page under the Media hub, alongside News and the Grid Blog
  • Live feeds pulled automatically from Turton's existing accounts — Instagram, LinkedIn, Facebook, X and YouTube
  • On-brand grid layout with reel/video support — posts open in a lightbox, not a redirect off your site
  • Filter by platform, plus prominent follow links to every Turton profile
  • Feeds refresh themselves — post to social as you do today and the page stays current with zero extra work
  • Built on a professional feed platform; the small annual license (typically $98–$299/yr) is billed at cost, no markup
The result: the Media Hub matches your outline in full — News, Grid Blog and Social — and your social activity finally works on your own domain. Not included (quotable separately if wanted): posting to social platforms from the website, per-broker tagged feeds on team pages, and multi-tag content categorization.

Market & Submarket PagesNew

The destination pages behind the map — every market and submarket gets its own rich, navigable home.
$2,400template + map integration
  • One reusable page template that serves both markets and their nested submarkets — Downtown, Midtown, East Sac and beyond
  • Hero section: full-width video or a 5-photo lifestyle collage, per your outline
  • Description and featured-content blocks for the story of each market — text, data and imagery side by side
  • Demographic & data callouts with iconography — population, visit counts, development activity
  • Photo gallery and embedded video sections, separate from the map's hover call-outs
  • Wired into the Interactive Markets Map — clicking a market or submarket outline navigates to its page
  • Self-serve admin: your team creates unlimited market and submarket pages, no code required
  • We build the first two pages with you as working models; your team populates the rest with the training we provide
The result: the map is no longer the end of the story — it's the front door to a library of market intelligence only Turton owns. Not included: writing market descriptions or sourcing photos, video and data — content is populated by your team via the admin, exactly like the rest of the platform.
How It Works

A clear, low-friction process — and your site stays live the whole time.

For the Complete Platform, plan on roughly 6–8 weeks from kickoff to launch, with both July additions built inside the same window — the Social Media section lands in the first half of the build, the Market & Submarket template in the second. The single biggest schedule driver is content: the sooner your team supplies market data, photos and video, the sooner we launch.

1

Kickoff & Direction

Week 1 — We align on scope, brand and the content plan, and confirm which tools you're starting with.

2

Build on Staging

Weeks 2–5 — We develop and test everything on a private staging copy — your live site is never disrupted.

3

Populate & Review

Weeks 5–7 — Your team loads content into the new tools; we refine across the agreed rounds of review.

4

Launch & Train

Week 8 — We go live and hand over screen-cast training so your team owns the day-to-day.

Investment

Two simple ways to start — or build your own from the menu.

Bundle and the per-tool pricing comes down. Most clients begin with the essentials and add the rest as a natural next phase.

One-time build pricing. 50% to begin, 50% on delivery — the same structure as your original engagement. You populate ongoing content; we build the tools and train your team. Additional page templates follow the standard $1,800 each. The social feed platform's annual license (typically $98–$299/yr, tier-dependent) is billed at cost with no markup.

Scope, In Plain Terms

Exactly what's included — and what's not.

Your change outline is thorough, and a few of its items sit outside this quote by design. Nothing here is a "no" — anything on the right can be scoped and priced whenever you're ready. We'd rather draw the line clearly now than surprise each other later.

Included in this proposal

  • All five original tools exactly as quoted — property pages, brochure generator, markets map, Media Hub & Grid Blog, AI Discoverability Pack
  • Social Media section under the Media Hub with live auto-refreshing feeds from Turton's existing accounts
  • Market & Submarket page template — hero video / 5-photo collage, descriptions, data and demographic callouts, galleries — navigable from the map
  • First two market pages built with you as working models
  • Self-serve admin + screen-cast training for every tool, so your team runs it all without us
  • Everything built and verified on staging before launch

Not in this quote — priced separately on request

  • Writing market descriptions or sourcing photos, video, Matterport tours and data — your team populates content, as throughout the platform
  • Individual team-member pages and per-broker social feeds
  • Posting to social platforms from the website, or multi-tag social categorization
  • AI chatbot — we'll deliver the cost-vs-benefit analysis your outline asked for before pricing it
  • Natural-language "Kayak-style" search beyond the quoted AI-style smart search — happy to scope both depths on a call
  • Constant Contact integration on the Contact page
Want any of these? Say the word and we'll add a line item — most can be quoted within a day.
Why Thomas Digital

We built your site. We're the fastest, safest team to extend it.

This isn't a redesign or a do-over — it's new capability added to the foundation we already built together. Because we know your codebase, there's no ramp-up and no rebuild: more of your budget goes into the tools themselves.

Built on staging, verified before launch

Everything is developed and tested on a private copy of your site and shown to you before anything goes live. The site you love today keeps running exactly as-is throughout — News and all.

Good Questions

A few things worth clearing up.

What changed in this July 17 revision?
Two additions, both from your July 1 notes: the Social Media section under the Media Hub ($1,500) and the Market & Submarket Pages template navigable from the interactive map ($2,400). The à la carte menu is otherwise unchanged. The Complete Platform bundle now includes all seven tools at $12,200 (a $14,300 à la carte value — the same bundle discount as before), and a new scope section above spells out exactly what's included and what isn't.
How is this different from our original website project?
Your 2023 project built and delivered your website — it's complete, it's yours, and it isn't going anywhere. This engagement adds new tools that run on top of it: a mapping platform, brochure automation, an AI search experience and a content system. None of those existed in the original scope. Building them on the foundation we already created is exactly why the pricing is what it is — we're adding capability, not rebuilding the site.
Do we have to do everything at once?
Not at all. The platform is modular. Many clients start with the Priority Stack and add the Media Hub and AI Pack as a natural Phase 2. You can also pick individual tools à la carte and grow into the rest on your own timeline.
Who's responsible for adding the content?
You are — and that's by design. We build the tools and a simple admin, then train your team so you can add map points, convert articles and manage listings yourselves, without depending on us for every change.
Will any of this disrupt our current website?
No. We build and verify everything on a private staging copy first, then launch in one clean step. Your live site stays up the whole time, and the sections you're happy with stay exactly as they are.

Let's make your site the one AI recommends.

Pick a package or tell us where you'd like to start, and we'll have you on staging quickly. Happy to walk through any of it on a quick call.
